Project Profile
Three-story 32,600 square foot Class-A office building built in
1964, with an additional 10,800 square foot basement, with a major
renovation-taking place 2003/2004.
Building amenities include a 24-hour a day accessible Conference
Room.
The challenge:
Retrofit a 43,400 square foot office
building with state-of-the-art Building Automation Controls.
Phase and coordinate installation for
this fast track project and tenant fit-outs.
Allow flexibility in the system to accommodate
multiple tenants.
Create a system with Web–Point
Control Access for tenant overtime requests.
Create monthly bills for tenant overtime
usage.
Allow flexibility and expandability
for future needs.
Obtain substantial rebates form the
local utility, LIPA, on behalf of the property owner.
Advance Control Solutions was hired to specify
the BAS system, and worked closely with the HVAC contractor
and property owner to design and implement solutions for this
project.

contractor hired to install the building automations system
The solution:
Design and install a Honeywell Xl5000
control system with web-point access.
Design a LON network for VAV / FPMB
system consisting of 52 Honeywell VAV controllers and interface
to Trane roof tops units.
Design and interface to control the
H.W. boiler plant and related pumps serving the perimeter FPMB
Design a single point of entry web-point
control system for tenant overtime and billing.
Obtain utility rebate incentive help
finance the cost of the project.
